Listing Services

Goddin Real Estate offers a full range of services
designed to market your property to its full advantage.
recognizes that properties and sellers are all different and offers choices in
services and fee structures.  GRE services are designed and
implemented to sell your property, not to use your listing to generate leads for
other business.

The Essentials Package consists of the minimum services we consider essential to our
acting as your agent and providing you the services necessary to properly market
your home and advise and guide you through the selling process to a successful

In addition to the Essentials Package, GRE offers a number of other services that
may benefit some sellers and some properties. To maintain our very reasonable
fee structure, these services are priced on an add on basis, so only those
sellers who choose these services pay for them, unlike many real estate firms
who charge one set fee to all sellers, no matter how much time and resources are
used in selling their property.

GRE does not currently offer entry only listings. These are listings where the real
estate firm acts only as a data entry service, placing your property on the MLS
for a flat fee. The seller of the property is responsible for all contact and negotiations
with buyers and agents and any marketing outside of the MLS. GRE does work with
companies who offer entry only listings providing marketing and photography
packages that can be used on MLS and by the seller in doing their own marketing.
If you are interested in an entry only listing, GRE will be glad to refer you to
one of these companies and/or give you a quote on marketing and photo packages.



The Essentials Package consists of the following:


Market analysis of property to determine current Fair Market Value.


Provide and review documents used to list and sell property. Includes listing agreement, required disclosures, Offer to Purchase and Contract, contract addendums as needed.


Measure property to determine square footage.


Professionally photograph interior and exterior of home for use in advertising and promoting property.


Compile necessary information  to accurately list and advertise property.


Submit listing to Triangle Multiple Listing Service.


Distribute listing information to popularly used web sites such as Trulia, Realtor.com, Zillow, Yahoo, Google, etc.


Place For Sale sign on property where permitted.


Place lock box on property when requested by seller.


Schedule showings according to owner”s instructions. Showings scheduled through appointment center which is open 7 days per week.


Follow up with showing agents to get feedback from them and their customers.

12. Provide seller with regular updates of activity and feedback.


Evaluate offers on the property and advise seller on best way to respond to all offers.

14. Negotiate offers with buyer or buyer’s agent based on sellers instructions.


Coordinate inspections, advise seller on best way to respond to repair requests, negotiate repair requests with buyer or agent, assist in arranging needed repairs.

16. Monitor progress of buyer’s loan and keep seller updated as to status.


Coordinate with closing attorney and provide necessary information to closing attorney.


Review closing statement with seller, make sure any necessary corrections are made.


Attend closing with or on behalf of seller, sign necessary documents.
