The first step to finding your dream home is to find out what is available in the area and price range you desire. Properties for sale can be broken down into 2 basic categories, listed and not listed. A listed property means that the owner has contracted with a real estate brokerage to place their property on the local Multiple List Service. In this area that means Triangle MLS, and this search will take you to current TMLS listings. This is an IDX (Internet Data Exchange) feed straight from TMLS and contains currently active listings from TMLS. This search uses the same database as other IDX searches on any agent or company web site utilizing TMLS listings. The framing or appearance of the information may appear differently, and the company or agent sites may display fewer listings than you see here, but they do not have more listings than available here. If you want to establish a TMLS search and have automatic email notification of listings that fit your criteria, contact John Goddin at John@GoddinRealEstate.com and we can set up a search for you.
There are many other search choices available, from other IDX sites like this, to aggregator sites like Zillow. Trulia, Realtor.com and literally hundreds of others. Other IDX sites will have the same properties and information available as this search site, but may have search tools you like better. Some IDX sites may not have as many listings as you have on this site, or may present search results in a way to showcase the listings of the agent or company sponsoring the site. Aggregator sites will vary in how current and accurate their data is, but may offer search tools and functions you find you prefer. Some aggregator sites may also feature for sale by owner or other properties that are not listed on TMLs and therefore not included in the search on his page. Rather than try to join the race to produce the greatest search experience, Goddin Real Estate has chosen to provide a basic, but current and comprehensive search option. If your goal is to educate yourself about the market, aggregator sites and their ever improving search tools can be a good way to do that. When you are seriously looking for a property to buy, setting up an automatic feed from TMLS is the best way to get information on properties you might want to buy. Goddin Real Estate is happy to discuss different ways we can help you find the property that is the right fit for you, whether it be by searching on line, prospecting in specific neighborhoods of interest, or setting up a feed from TMLS that will email whenever a property fitting your criteria is listed.
